KK UNİVERSAL TURİZM KONAKLAMA GAYRİMENKUL
RESILIENCE & LEGACY FRAMEWORK
1. OUR VISION: BUILDING THE LEGACY OF THE FUTURE
KK UNİVERSAL TURİZM KONAKLAMA GAYRİMENKUL VE GELİŞTİRME A.Ş. ("KK Universal"); we regard real estate development not merely as the creation of physical spaces, but as a process of leaving a lasting "legacy" for the urban fabric and future generations. Through our "Built. Owned. Operated." philosophy, we commit to ensuring that every project we build retains its value for decades and contributes culturally to its location.
The purpose of this policy is to guarantee that all development, operating and investment activities of KK Universal are carried out in a sustainable manner without causing harm to cultural heritage, environmental values, local communities and stakeholders.
2. PROTECTION OF CULTURAL HERITAGE AND URBAN MEMORY
KK Universal accepts the protection of cultural and architectural heritage in the urban and historic areas where it operates as a primary responsibility.
- Priority is given to the restoration and preservation of historic buildings in our projects; these structures are equipped with contemporary energy efficiency and smart building technologies and passed on to future generations.
- We act in accordance with regional conservation legislation and guidelines; we work in collaboration with relevant public institutions and local authorities.
- In the projects we develop, the continuity of urban memory is ensured by preserving local architectural identity, material choices and design language.
- Contributions are made to events and initiatives supporting local culture, arts and traditions; experiences are offered to our guests and tenants that introduce the cultural heritage of the region.
3. ENVIRONMENTAL RESPONSIBILITY AND RESPECT FOR NATURAL VALUES
KK Universal adopts the principle of minimising the impact on the natural environment in the assets it develops and operates.
- Environmental impact assessments are conducted during project development processes; activities that may adversely affect biodiversity, natural habitats and ecosystems are avoided.
- During the operating phase, water and energy consumption is managed efficiently; transition processes to renewable energy sources are actively planned.
- Single-use plastic consumption is minimised; circular economy principles are integrated into every stage of operations.
- The protection of natural areas near project locations is supported; activities that will not harm those areas and sustainable tourism approaches are prioritised.
4. DIGITAL WASTE MANAGEMENT AND PAPERLESS OPERATIONS
Within our understanding of operational excellence, we keep our environmental impact under control in the digital sphere as well.
- Paper consumption is reduced to near zero by using digital workflows in all processes from guest reception to invoicing.
- Server capacities and cloud-based systems are optimised so that the digital carbon footprint is monitored and reported.
- Energy-efficiency-certified solutions are preferred in data centre and technology infrastructure selections.
5. DURABILITY & RESILIENCE PRINCIPLE
KK Universal prioritises developing assets that are resilient against market cycles, have a solid capital structure and a long aesthetic lifespan, rather than short-term profit maximisation.
- Projects are designed with a 50-year service life perspective; construction quality standards are set in line with this objective.
- Materials used are selected with regard to durability, ease of maintenance and environmental compatibility criteria.
- In asset management, energy consumption and structural performance are monitored in real time via IoT-based systems; maintenance processes are managed proactively.
- The financial structure is designed after stress testing against interest rate cycles, currency fluctuations and market shocks.
6. SOCIAL IMPACT AND STAKEHOLDER VALUE
KK Universal positions itself not merely as an investor in the regions where it operates, but as a stakeholder that supports the local ecosystem.
- Priority is given to local suppliers and labour; the contribution of projects to employment and the regional economy is measured and reported.
- In business partnerships, priority is given to ethical values, diversity and social benefit.
- Dialogue mechanisms are established with local people and relevant stakeholders during project development processes; social needs are reflected in project design.
- Social impact targets are reviewed annually and shared with the public.
7. IMPLEMENTATION AND MONITORING
The effective implementation of this policy is the responsibility of KK Universal management.
- Targets within the scope of the policy are included in annual performance evaluations.
- Suppliers and business partners are expected to work in compliance with this policy; compliance with these standards is required in contractual processes.
- Violations and deficiencies are identified through internal audit mechanisms and reported to the public transparently.
- The policy is reviewed at least every two years to ensure compliance with current legislation and international standards.
